Buyers looking at homes in the Orlando area often tour four or five listings in a single afternoon. The house they remember is the one that already feels like theirs.
With more homes on the market across Central Florida, buyers have choices. Homes here have been taking roughly 45 to 70 days to go under contract, depending on the neighborhood. Staging is one of the simplest ways to stand out — and you do not need a full furniture rental to get most of the benefit.
According to the National Association of REALTORS® 2025 Profile of Home Staging, 83% of buyers’ agents say a staged home makes it easier for buyers to picture themselves living there. Almost half of sellers’ agents say it shortens time on market. On a typical Orlando-area listing, even a modest bump in offer strength or a shorter listing period can more than cover the cost of paint, mulch, and a Saturday of work.
Start with these five things you can do this weekend
1. Pack the personal pieces
Family photos, kids’ artwork, and trophy shelves tell your story. Buyers need space to imagine their own. Box them up and store them in a closet or off-site. Clear kitchen counters down to two or three items. Leave one cookbook or a small plant — not the mail pile.
2. Give the living room the most attention
Buyers rank the living room as the most important room to stage. Remove extra chairs and side tables so the room feels larger. Open every blind. Add one healthy plant and a simple tray on the coffee table. If a piece of furniture blocks a window or the flow into the kitchen, move it.
3. Fix the light and the walls
Swap old yellow bulbs for bright daylight LEDs. Touch up scuff marks around light switches and door frames. A fresh coat of warm white or soft greige in the main living areas makes listing photos look cleaner overnight. You can do one room on a Saturday morning.
4. Spend one Saturday on curb appeal
Pressure-wash the driveway, walkway, and front door. Add a bag of dark mulch. Pull weeds and set two healthy plants by the entrance. In Central Florida heat, choose plants that actually survive August — not something that will wilt before the first showing. The first photo buyers see is usually taken from the street.
5. Pass the smell test
Open windows. Wash rugs and pet beds. Hide the litter box before every showing. A light citrus or clean-linen scent is plenty. Heavy candles or plug-in air fresheners can make buyers wonder what you are covering up.
